Applicants with credit scores of 550 or above are considered in good standing and require no additional security deposit based on credit. Scores between 500-549 may require an increased deposit. Scores below 499 are automatically disqualified. Bankruptcies or monetary judgments within four years may also result in disqualification.
The application fee is $60 per applicant. This fee is non-refundable and covers the cost of processing your application, including background and credit checks.
Your individual income (or combined income for multiple applicants) must be at least three times the monthly rent. You will need to provide your two most recent pay stubs and most recent bank statement if paid by direct deposit.
Yes! We love saying YES to your pet. There is a one-time, non-refundable fee of $350 for your first pet and $200 for each additional pet, with a maximum of 4 pets. Some breed restrictions may apply depending on the property due to insurance requirements.

The standard lease term is 24 months, with a rent increase at the start of the second year. The increase is $50 starting at the second year. This provides stability for both residents and property owners.
Security deposits are no less than 100% of the monthly rent. The deposit amount may increase based on credit score, rental history, or other factors identified during the application review.
